Roofing contractor hiring checklist
Use the same checklist for every estimate so you can compare the complete job—not just the headline number.
1. Contractor identity and credentials
Confirm the company name, physical or mailing contact information, license or registration where required, and current insurance documentation.
2. Complete roof scope
Ask what is included for tear-off, underlayment, decking replacement, flashing, pipe boots, valleys, ventilation, drip edge, fasteners, disposal and cleanup.
3. Materials
Get the manufacturer, product line, color, gauge or shingle type, accessory products and any substitutions in writing.
4. Price and change orders
Understand allowances, unit prices for damaged decking, permit costs, payment schedule and how unexpected work will be approved.
5. Warranty
Separate manufacturer material coverage from the contractor’s workmanship warranty. Ask who handles warranty service and what exclusions apply.
6. Schedule and cleanup
Ask about estimated start timing, duration, weather delays, property protection, magnetic nail cleanup and final inspection.
7. Compare before signing
Do not choose only by the lowest price. Compare scope, materials, contractor credentials, communication, warranty and total project fit.
